Renting Houses to Make Homes

Renting a property from Westgate Services is like a breath of fresh air when compared to other letting agents. We aim to make the process as simple and straightforward as possible, with no hidden costs. 

All our rental agreements are on a six month short-term basis and renewed every six months, if that is what both the tenant and ourselves wish. We have one lady who has been renting from us for over 20 years, so you can see that we work hard to keep our tenants happy! 

Becoming a Tenant

At commencement of rental you’ll be required to sign a simple agreement which sets out the arrangements. If there are two of you renting then you’ll both need to sign.  

We’ll ask you to pay the first month’s rent and to provide a deposit that guarantees your good care of the property. This will be a little more than a month’s rent. 

You will also be required to provide a letter of reference and if you’re not British then we’ll need a passport to confirm your identity; this is a Government requirement, and is also needed for insurance purposes. 

Our rental agreements generally state that no pets are allowed, unless they have been expressly approved by us. We’ll need to know what the pet is and if it’s a cat or a dog then it may increase the good care guarantee we’ll ask you to pay, as they can be very damaging! 

One final note: not many of our properties include curtains as we find that a lot of people tend to fit their own instead. 

Our Promise to You

  • We will provide to you a property that is in good and clean condition 
  • We will provide quality flooring, which could be fitted carpets, wood, tiles or vinyl 
  • We will look after re-painting of exterior woodwork 
  • We will ensure the boiler and other gas appliances are serviced annually 
  • We will ensure there is a modern electrical system and fire alarm 
  • We will ensure there is working central heating 

Your Promise to Us

  • You will ensure that the property is kept in good clean condition
  • You will seek approval from us first before changing any carpets or flooring or decoration
  • You will ensure that the garden is well looked after, with the grass mowed regularly
  • You won’t keep a pet in the property, unless we’ve agreed it first
